The Millennials are forming households at a record pace, and the majority of Baby Boomers are now retired empty-nesters. And while many young singles and couples are saddled with student loans and credit card debt, making the purchase of a home unattainable, they and the Boomers alike are looking for a low-maintenance, mortgage-free housing experience. Until recently, this meant rental apartment living and the cramped quarters, shared walls, upper floor lifestyle that came with it. But now there is a better alternative, an avenue for these consumers to have a home, but without the long-term financial entanglements and non-stop upkeep. It’s Single Family Build-For-Rent (SFBFR) and as we at Empire have coined it, it truly is Living | Simplified.
Downtown Phoenix is on the rise – experiencing a renaissance of sorts. Since 2005, over $6 billion in investment in the areas of transportation, office, residential, education and research, technology, arts, culture, sports, restaurants/nightlife and hospitality has been infused into this dynamic submarket. More than 13,000 graduate students are now attending classes at ASU and UofA’s downtown campuses, and people moving to Phoenix from around the country (many coming from dense, urban, high-rise communities) are looking to make downtown their home. We are working feverishly to meet the demands of the rapidly growing submarket by developing cutting edge, Class A+ multifamily properties.
